A fully managed service, covering all aspects of a tenancy, from beginning to end.

• Arranging an Energy Performance Certificate (when required)
• Arranging a Landlord Gas Safety Certificate with a Gas Safe registered Gas Engineer.
• Property inspections on arrival and departure of the tenant.
• Routine Maintenance inspections.
• Collection and registration of a bond, held in a government-approved Tenancy Deposit Protection Scheme.
• Collection of monthly rental payments.
• Reliable and local maintenance contractors to arrange repairs.

Unmanaged Service

We market your property and find a suitable tenant, and hand the management over to you.

• Thorough referencing for prospective tenants and guarantors.
• Preparing Tenancy Agreements and all legal documentation.
• Collection of a bond and one month’s rent.

After the tenant is in the property the Landlord is responsible for the retention of the bond and registering with a government-approved Tenancy Deposit Scheme.

The Fee of this service is 10% + VAT of the first six months rent, taken from the bond and first month’s rent collected at the start of the tenancy. There is a one-off fee of £100.00 + VAT for photography and preparation for marketing. Additionally, EPC’s and Gas Certificates can be provided if required.
